Why the Range Is So Wide

Two projects both called a "primary bathroom remodel" can be five figures apart depending on:

• Whether the layout stays the same or the shower, tub, and vanity all move
• Steam shower vs. standard walk-in shower
• Freestanding tub vs. no tub at all
• Natural stone and large-format tile vs. standard porcelain
• Heated flooring, which is common in this market's luxury tier but not universal

A primary suite remodel that keeps the existing footprint and upgrades finishes in place will land toward the bottom of the range. One that relocates plumbing, adds a steam shower, and reconfigures the layout will land at the top of it or above.

Custom steam showers and walk-in showers. Frameless glass, niche lighting, linear drains, and precise waterproofing all add cost beyond a standard shower-tub combo.

Heated floors. Radiant electric heating under tile, thermostat-controlled. Increasingly standard on primary suite renovations in this market, and rarely installed correctly by contractors who don't do it often.

Freestanding tubs. Placement, plumbing rough-in, and a structural floor assessment for heavier soaking tubs all factor in before the tub itself is even selected.

Custom vanities. Floating or floor-mounted, single or double, with or without vessel sinks — coordinated with countertop fabrication for a seamless result.

Tile and stone. Floor-to-ceiling tile packages, large-format porcelain, marble, and hand-laid patterns all price very differently per square foot.

The One Question That Predicts Cost Better Than Any Other

"Is the plumbing moving?" If the shower, tub, and vanity stay where they already are, you avoid the largest structural and plumbing costs on the project. If any of them move, budget toward the top of the range or above it.
